Real estate developers are buying distressed hotels for bargain prices and converting them to more lucrative and much-needed affordable housing.
The shortage of affordable housing is now critical: so-called Class C housing stock is now 96% occupied nationally and 99% occupied in the Midwest, according to RealPage, a property management software company.
The share of hotels currently behind on their mortgages rose to just over 18% in December, up from less than 2% a year ago, according to Fitch Ratings.
…But that creates an opportunity for investors, like David Peters in Minneapolis, who is buying distressed hotels at bargain basement prices, and converting them to affordable apartments.
“Apartments around here, you might pay $120,000 a door, and we can purchase these hotels probably $30,000 to $40,000 a door, and maybe put $10,000 a door into the renovations,” said Peters.
Suite hotels are cheaper to convert, as they already have kitchens. Standard rooms don’t require all that much work, either. The demand for these affordable units is only getting stronger.
“What we saw when the pandemic struck was even more demand for the micro-apartment style of affordable housing,” said Peters.
Peters bought a hotel on the outskirts of Minneapolis just before the pandemic struck. He converted it into small apartment units. He left some rooms as hotel units so he didn’t have to deal with changing the zoning.

ADVERTISING Nick Peroni started dropshipping in 2016 and now does it full time from his home in the Philippines. “I was an Army veteran living in Philadelphia and trying to figure out what I wanted to do with my life and testing around just different kinds of business model ideas,” Peroni said. Last year, Peroni said he tried selling 10 to 20 products before finding some big hits. His sales of a garden trimming attachment topped $1.9 million in six months in 2020, and in October he sold $150,000 worth of fleece-lined leggings in three weeks. Peroni uses agents in China to vet products and sourcing companies to keep shipping times down. Those who got the drug lost close to 15 percent of their body weight, on average, compared with 2.4 percent among those receiving the placebo. A tidal turbine built and tested in Scotland has been installed in waters off a Japanese island chain, representing the latest example of how the East Asian country is investigating the potential of marine-based forms of energy production.
In a statement Monday, London-listed firm Simec Atlantis Energy said its pilot turbine had generated 10 megawatt hours in its first 10 days of operation.
The AR500 turbine was put together at a facility in Scotland before being shipped to Japan, where it was installed in waters off Naru Island, which is part of the larger Goto Island chain.
According to SAE, the overall project involves the leasing of tidal generation equipment as well as the provision of offshore construction services to Japanese company Kyuden Mirai Energy.
SAE’s CEO, Graham Reid, described the installation as a “huge milestone for the deployment of clean, renewable energy from tidal stream and we hope it will be the first of many tidal turbines installed in Japan.”

Sea Forest has secured a $1 million commercialisation grant from the federal government to fast track the production of the innovative seaweed product, produced from a form of edible seaweed called asparagopsis. Asparagopsis was identified by a CSIRO-led research team, which discovered its ability to significantly reduce the amount of methane produced by cows and sheep when added to their diets, almost entirely eliminating the production of the potent greenhouse gas. The seaweed was discovered to be native to the waters off Tasmania, and Sea Forest is currently progressing plans to cultivate asparagopsis, so that it can be produced in commercial quantities for use by the agriculture industry.

Global analysis finds that development, overfishing, and pollution have made rivers dramatically different habitats than they were 200 years ago.
The 18,000 types of fish living in rivers make up a quarter of all vertebrate species. After two centuries of industrial development, 23% of them are now threatened with extinction, according to new research published today in the journal Science.
Individual rivers face different challenges, from overfishing in the Mekong River to increased damming along the Amazon, said Sébastien Brosse, a freshwater ecology professor at Paul Sabatier University in Toulouse, France. What this study does is quantify those challenges.
The French and Chinese scientists who contributed to the paper classified fish populations based on six scientific criteria including species and ecosystem function, which they then used to calculate a novel biodiversity index score—a “holistic measure of multiple measures of biodiversity change”— expressing humans’ impact on life in 2,456 river basins.
More than 86% of rivers have been either moderately or severely affected by industrialization, with the remaining 13%, approximately, concentrated in tropical Africa and Australia.

…Normally the jet stream winds around the vortex and acts as a lasso of sorts, keeping the cold air trapped inside. But when it gets warm in the Arctic, the jet stream weakens and elongates, allowing the cold air to plunge south.
This enables a broad mountain of warm air to form over the Arctic, temporarily supplanting the cold vortex. The warm mountain acts as an atmospheric block, redirecting the jet stream and bitter cold air southward.
While this bitter cold air mass was certainly memorable for the upper Midwest, it wasn't all that out of the ordinary for them. The record set back in 1899 was much more widespread and severe in the northern tier of the U.S.
What made this particular situation historic was that the core of the cold air — a piece of the polar vortex — plunged much further south than it really ever does: a full 4,000 miles from its usual home near the North Pole.
As a result, hundreds of daily record lows were set within the past week, focused on the south-central Plains States.
Dozens of all-time records were also set as the unprecedented cold gripped cities and towns unaccustomed to and unprepared for the bitter blast. The animated loop below shows monthly records in dark blue dots and all-time record cold in black dots.

In this they face stiff competition. The nation could theoretically become a big maker of electric batteries and fuel cells. Yet even as other governments spend billions to land these technologies and manufacturing facilities, Mexico isn’t joining the race. The European Union is underwriting an entire electric vehicle battery supply chain, from mining and refining of rare earths to making battery packs and recycling and disposing of them. China has spent billions in subsidies that favor its own producers. Japan, India, and the U.K., and even the U.S., are all wooing players in the nascent industry with financial incentives and support. In contrast, Mexico has no national plan, much less financial incentives to set up shop. Sure, Sonoran lithium mines stand to make a bundle. But with increasing uncertainty about the rules of the road for investors, at this point Mexico’s auto manufacturers will be lucky to keep assembly work and jobs. Mexico has limited the size of its electric vehicle consumer market too, with the government doing next to nothing for drivers looking to make the jump. There are no federal tax breaks or cash back to buy new electric cars. Rather than building out a national network of charging stations, it is doubling down on gasoline self-sufficiency, investing in costly refineries for the fuel of the past. And the government has no meaningful plans to replace fume-spewing buses with their zero-emissions brethren. The global green electric shift goes beyond vehicles. A quarter of the Fortune 500 companies have promised to be carbon neutral by the end of the decade. France, Germany, Japan and others are promising their whole nations will meet net zero emissions by 2050. As CEOs and policymakers the world over hasten to make a green transition, Mexico’s energy matrix is becoming dirtier and less stable by the day. It didn’t have to be this way. Mexico had been an emerging economy leader on climate issues, one of the first to sign onto ambitious targets to reduce business as usual emissions this decade. Its 2013 energy reform opening the sector to private investment helped make this reality possible, as some $26 billion dollars flowed into solar, wind, geothermal and other renewable projects. As many operations came on line, renewable output doubled and consumer electricity prices fell. Yet now this situation is moving in reverse. The government has ended auctions to bring on more renewable projects. It tried to halt the final testing needed for new clean energy plants to come online. And President Andres Manuel Lopez Obrador and his allies are pushing through legislation that would effectively kill existing renewable investments by favoring more expensive and dirtier energy sources. The Business and Human Rights Resource Centre (BHRRC) has been tracking the nature of this problem for some years now. In 2020, they released a clear benchmark for the world’s various renewable energy companies to focus on what good humans rights look like for the renewable energy industry. “Low scores in high risk areas for the industry, like land rights and respect for the rights of indigenous peoples, are deeply concerning”, wrote former President of Ireland Mary Robinson in the introduction. The report focuses on the biggest wind and solar companies, both manufacturers, project managers and investors and owners.
